Property & building management

Run your rentals without the spreadsheet. Leases, cheques, maintenance and owner statements for UAE property managers, in one system.

Why they buy it.

For UAE property managers who run hundreds of units on an Excel rent roll and chat messages, the Property app is a branded property management system that puts today's cheque deposit list in front of the accountant, turns every bounced cheque into a follow-up task, and builds each owner's statement as a PDF in minutes. Unlike Excel and a generic accounting tool, it is built around UAE leases: post-dated cheques, one tax invoice per instalment with the right VAT per line, and several legal entities with their own TRNs.

The job, the pain, the gain.

What the people who run these businesses are trying to get done, what goes wrong today, and what changes.

The job

  • Collect the rent on time, cheque by cheque
  • Renew leases before they expire and settle move-outs fairly
  • Get maintenance requests fixed and keep tenants informed
  • Report to each owner every month: rent in, expenses out, our fee

The pain

  • Cheques live in a spreadsheet. Someone has to remember which to deposit, and bounced cheques are chased from memory.
  • Tenants send maintenance requests by chat message. Nobody sees what is open, late or done.
  • Month end means building each owner's statement by hand from bank exports and invoices.

The gain

  • Every cheque on time
Today's deposit list, bounced cheques flagged with a follow-up task, and bank transfers matched to open invoices from your statement file.
  • Tenants help themselves
A branded tenant portal to see invoices and cheques, raise a request with photos and follow it. Technicians and vendors update it from their phone.
  • Owner statements in minutes
Rent, expenses, AMC costs and your management fee per owner, as a PDF ready to send.

What makes it different.

Against An Excel rent roll and cheque register, maintenance requests by chat message, and against a generic suite with a module bolted on.

Built around post-dated cheques

A cheque register with the day's deposit list. A bounced cheque notifies the tenant and the manager and creates a follow-up task, so nothing depends on memory.

UAE tax invoicing per entity

One tax invoice per instalment with the right VAT per line, several legal entities with their own TRNs, and a VAT summary for each.

Owners, tenants and vendors in one place

Owner statements come from the same data as the leases and tickets. Tenants raise requests in their portal, and vendors close them from the phone with photos.

A day with it.

08:30, the property manager's morning. As our demo tells it; the company and its data are fictional.

  1. The property manager logs in and sees what needs action: leases in the renewal window, tickets past their SLA, a lease without an Ejari number. Occupancy and collections are on the dashboard.

  2. A renewal takes a few minutes: new dates, new cheques, and the bilingual contract as a PDF.

  3. A tenant raises an AC request with a photo from the portal. It goes to the AC vendor, who closes it from the phone with before and after photos, and the tenant is told.

  4. The accountant opens today's cheque deposit list. One cheque is marked bounced; the tenant and the manager are notified and a follow-up task appears.

  5. Before lunch, an owner's statement is ready as a PDF to send.

Inside the app.

Who it is for.

Property management companies in Dubai and Abu Dhabi that manage residential and commercial units for landlords. Also landlords and family offices that run their own portfolio with an in-house team.

Not for:

  • Owners' association and service charge management (Mollak)
  • Holiday homes and short stays
  • Brokerage only: sales listings and commissions
  • Single landlords with a handful of units, who are better served by a spreadsheet
  • Managers already on a large property ERP and happy with it

Also included.

  • Bilingual tenancy contracts
  • Renewal and move-out flows with approved deposit deductions
  • One tax invoice per instalment with the right VAT per line
  • Several legal entities with their own TRNs
  • AMC contracts with planned visits
  • Fire and lift certificates tracked
  • VAT summary per entity
  • Migration from your Excel files

What people ask.

  1. Excel works for us. Why change?

It works until someone is on leave. The app reminds you, notifies the tenant and builds the owner statement, which Excel cannot do. Your Excel files are the migration input.

  2. We already use Zoho or QuickBooks.

Keep it for the books. The app covers leases, cheques, tenants and maintenance, and gives your accountant a VAT summary per entity. Accounting export is on the roadmap.

  3. Does it register Ejari?

You record the Ejari number and certificate on the lease, and the app flags leases without one. Direct Ejari integration is on the roadmap.

  4. How long does it take to start?

Your units, tenants, leases and cheques are imported from Excel. Then the team is trained by role.
